How To Keep Your Tenant Happy
It’s important to keep your tenants happy because each time a tenant is replaced, it costs. There are certain requirements you have to follow to be a landlord but there’s more to follow to be classed as a ‘good’ landlord. It’s pointless being a landlord if your tenants aren’t pleased and are always finding alternative places to live as some months it will result in being out of pocket.
Don’t Ignore your tenant
If your tenant is attempting to get in touch with you, don’t be ignorant towards them. It’s frustrating for the tenant if they urgently need you for something regarding the property and you don’t answer the phone.
Keep the property maintained
If there’s a problem with your property, get it sorted. A lot of landlords are either too cheap or just too lazy to keep the property maintained and that’s where they go wrong. Tenants don’t want to be paying rent to a landlord if they don’t feel they’re getting enough out of the property. Just put yourself in their shoes and think would you want to pay rent for a property that has things wrong with it.
Give your tenants space
Landlords aren’t their tenants friends, neighbours etc so don’t try and act like one. Don’t hassle your tenants, leave them to enjoy their home.
Trust your tenant
There is no reason for you to not trust your tenant if they haven’t given you a reason to. Don’t be lingering round the property trying to spy on what they’re doing, it will do nothing but freak them out and put them off.
Don’t be sparing
If your property needs re-carpeting, repainting or simply upgrading then do it. By not doing it you’re only wasting your own time because if the tenant moves out due to any of those reasons, you’re only going to have to do it over to attract new tenants.
